FIXED PRICE & STANDARDIZATION
Our specially developed standard modules – for single rooms, apartments, communal kitchens, and laundries – are tailored to the needs in terms of use and design in human resources. Our sophisticated system allows for serial production at a fixed price per unit and short construction times. Individual solutions are possible at an additional cost.

The high degree of prefabrication combined with professional quality management guarantees an exceptional quality standard.
HIGH DEGREE OF PREFABRICATION
The modules are mass-produced on-site and move-in-ready, including wet rooms and furniture. All installations are finalized up to the edge of the module.
SUSTAINABLE BUILDING MATERIALS & ADDED VALUE MADE IN AUSTRIA
LOC modules store more CO2 in the floor, ceiling, and wall than is released in the entire production process. The modules are made of PEFC-certified softwood sourced from sustainably managed forests. We produce in Upper Austria. We focus greatly on using regional timber and keeping transportation routes short.
QUICK TURNAROUND DURING THE OFF-SEASON
We simply build your extension during the off-season! Made possible by a high degree of prefabrication and a modular design.
OUR
LOC MODULES
We use solid, cross-laminated timber (CLT) as the base of our modules. Material developments and computer-aided calculation and production methods enable entirely new forms of design.
Cross-laminated timber (CLT) is produced from softwood that is PEFC-certified and comes from sustainably managed forests and controlled sources. The PEFC certificate ensures that production is carried out according to the highest ecological, social, and ethical standards.
We can produce modules up to a width of 3.50 m (external dimension) and a length of up to 10.0 m.
Due to transport regulations and the advantage of serial
production, we have developed standard modules for specific areas of application. However, we see ourselves as adaptable problem solvers and also offer individual modules.

Standard modules
For optimal use of timber as a raw material and an economical and efficient transportation solution to the construction site, we have developed the following optimal floor plans for the modules:
The smallest unit is 13.8 m², the largest is 28.25 m². By connecting different module sizes with one another, we can fulfill any wishes regarding room size. Statics allow buildings up to building class 4 (according to the Austrian Institute of Construction Engineering).

Staff Accommodation
Hotel Tauernherz, Almschlössl
An existing heating plant, including the garage of Franz Hubert’s family in Obertauern, now also accommodates 20 employees. The conversion was completed in December 2020.

Hochschober Haus Peter
Staff accommodation Hochschober was handed over to the client move-in-ready on the 5th of December 2021 after only five months of construction. The house can accommodate 45 employees in 3 apartments and 40 single rooms.

The client's wish was to expand the capacity of her hotel. Renovate the old or build something new? Cost reliability, speed, and design quality prevailed.

Due to local conditions, there was only limited time in spring and fall for the construction of the new building. Cost reliability, speed, and design quality were also the decisive factors for modular construction here.
